How does Elly Nesis Co. leasing differ from other management companies?
Elly Nesis has an in- house team of agents and brokers that meets one-on-one with interested tenant applicants. We also receive many walk-ins to our office in the Venice area that are looking for vacancies. This personalized approach allows tenants to see many different vacancies in a short period of time.
Elly Nesis Co. also boasts the most extensive website and best software in the industry. This industry advantage allows for quick communication between all departments of the company. When we receive notice that a tenant is vacating, our property manager sends notice to the entire company. In turn, leasing and maintenance collaborate to determine the rent-ready work that needs to be performed to make the turnaround time for leasing units most efficient.
What is the average turnaround time for leasing units?
Elly Nesis prides itself on quick and efficient turnaround time for leasing vacant units. Upon notice of a tenant vacating, we immediately place the unit on our vacancy list and begin the leasing process. We place ads in local newpapers, online and on our exclusive website which boasts above average unique hits per day. It is not unusual for a unit to be rented before the prior tenants move out.
How do you advertise your vacancies?
We use a different mix depending on the area and rent. Craigslist.org, Westside Rentals, and our own website are a staple in advertising vacancies. We also use many local newspapers such as the Argonaut, Santa Monica Daily Press, La Opinion, or the Los Angeles Times. When renting a larger rent unit we will use Loopnet.com or The MLS if the building owner does not mind paying extra lease fees for outside brokers.
